Phase III: Construction

Construction generally requires high levels of coordination between the contractors and the surveyor. Due to travel issues, I consider construction layout on a case-by-case basis.
To help the construction phase flow smoothly, it is best to have a good schedule. However, it is common for services to overlap. Be aware that, as the owner of the property, you can also be held responsible for erosion violations, wetlands damage, safety violations, and damage to public utilities, just to name a few. Therefore, be sure you and your contractors have a liability protection and safety plan in place.

Improvements generally come in the following order:

1. Site plan, grading and building permit approval.
2. Erosion control installation, clearing, demolition and rough grading.
3. Sanitary sewer extensions.
4. Storm pipe extensions.
5. Building construction.
6. Service utility installation - gas, water, electric etc.
7. Fine grading and paving.
8. Landscaping and parking striping.
